Maintenance Contracts - What we can offer you ?

As all property requirements differ considerably any or all of the following options can be incorporated into a maintenance contract. We would be pleased to survey your property free of charge and provide you with our assessment of your needs. Click here to contact us by e-mail, phone or contact form.

Initial Survey and Report.

  • Visit the property with key holder or with pre-arranged  access.

  • Inspect and itemise all internal and external fixtures, fittings and accessories.

  • Produce written report with images detailing any deficiencies and implement any approved remedies.

Periodic Reports

  • Visit the property at defined periods, every month in the case of a long term rental and weekly in the case of Holiday lets to inspect and produce a written report that includes any deviation from the initial report.

Cleaning the Property

  • Initial cleaning of property prior to first holiday or long term let. Includes cleaning all tiled floors, vacuum cleaning all rugs and carpets, vacuum cleaning all curtains and blinds, cleaning and disinfecting all kitchen surfaces, cleaning all cupboards, check and launder if necessary all bed linen, towels and other linens, clean and disinfect all bathroom fixtures and fittings and tiled surfaces, clean all windows inside and out, wax polish all hard wood furniture.

  • Inter rental cleaning, the above cleaning program will be repeated at the end of all rental periods in readiness for the next tenant. However if the property is left vacant for more than 1 month the property will be fully checked, dusted and disinfected prior to occupation by any new tenant.

Swimming Pool Maintenance

  • Visit the property twice each week between the start of April and the end of September, then once each week between the start of October and the end of March. Clean all pool surfaces, vac out all sediments, back wash filters, check and adjust pool water level and chemistry. All chemicals are charged as used.

Garden Maintenance

  • Visit the property twice each week between the start of April and the end of September, then once each week between the start of October and the end of March. Sweep all drives, paths and other hard surfaces, if required treat all drives, paths and other hard surfaces with appropriate weed killer, mow and trim all laws, prune and maintain all trees and bushes, weed and prune all flowerbeds, maintain all water features. As much of this work is seasonal charges will reflect the time spent.

Property Rental Management

  • Full rental Management - Includes all the above plus our legal department will set up the appropriate long term rental agreements or holiday rental contracts with your tenants, collect and securely retain any deposits, collect the appropriate due rental payments and deposit them directly into your local or UK bank account.
